North Hollywood

North Hollywood is one of the San Fernando Valley’s most active and transit-connected multifamily markets. The neighborhood contains a broad mix of older apartment buildings, smaller rental properties and newer mixed-use developments, with its most concentrated multifamily inventory surrounding the NoHo Arts District. Lankershim, Magnolia and Chandler boulevards provide access to restaurants, entertainment venues, retail and neighborhood services. The North Hollywood Station serves as the northern terminus of Metro’s B Line and connects with the G Line, providing convenient access to Hollywood, Downtown Los Angeles and communities throughout the Valley. Continued transit-oriented planning, including the large District NoHo development, is expected to add housing, commercial space and public amenities near the station. For investors, North Hollywood offers opportunities ranging from repositioning established rental properties to participating in the growth of an increasingly urbanized Valley neighborhood.

DEVELOPMENT PIPELINE

North Hollywood’s development pipeline is concentrated around its major transit hub. The planned District NoHo project would introduce up to 1,527 apartments—including 311 affordable units—along with office, retail, restaurant and public open space. Broader transit-neighborhood planning encourages additional housing and mixed-use development near the B and G Line station while directing growth toward established commercial corridors.

TENANT PROFILE

North Hollywood attracts a diverse tenant base that includes entertainment and creative professionals, transit commuters, young professionals and families. Renters are drawn to the neighborhood’s varied apartment inventory, relative accessibility within the San Fernando Valley and proximity to the NoHo Arts District. Metro B and G Line service further supports residents commuting to Hollywood, Downtown Los Angeles and other Valley employment centers.
